Not patchable: systemic cracking or spalling

Tile that has degraded below those structural thresholds is not a serviceable substrate for either patching or, importantly, resurfacing.


The inspection that has to happen first

None of this can be determined without a proper inspection. And the inspection level matters.

NCSG standards of practice recognize cast-in-place systems as a code-compliant intermediate option for chimneys where the masonry shell is structurally sound but the liner surface has deteriorated. NFPA 211 Section 14.7 accepts it provided the product carries the appropriate listing for the intended fuel type. As with stainless liners, this is not a one-size-fits-all product: a resurfacing compound listed for gas appliances may not be rated for a wood-burning system.

The critical caveat: cast-in-place resurfacing requires a viable substrate. If the clay tile has degraded below the structural thresholds in ASTM C315, the resurfacing compound has nothing reliable to bond to. A good sweep will evaluate tile condition as a prerequisite to recommending this option.
